Property Manager

The Property Manager role isresponsible forthe overall management of company assets, within a given portfolio,includingmanaging tenantand vendorrelationships, bidding and negotiating vendor contracts,performing routine site inspections, preparing budgets and other financial analysesand supervising maintenanceand capital expenditureprojects.Primary Responsibilities:oProperty Management:oPrimarily responsible for all property management activitieswithin select portfoliooNegotiate and document annual service contracts oConductsite visits and complete Property Condition Assessments oBid, review, recommendapproval and oversee all maintenance and capital expenditure projectsoAccurately review and approve invoices within authority limitsoReview leases to accurately determine responsibilities and shared cost structureoProvide excellent tenant service. Respond to tenant requests/issues in a timely and courteous mannerand generate work orders directed to vendors or maintenance staffoDevelop and maintain positive relationshipswith tenant personnel and vendorsoSeek cross-sell opportunities for other areas of Agree RealtyoWorkOrder System:oReceive and process all Work OrdersoFollow up on completionof all projects and close out Work Orders in a timely manneroPropertyOn-Boarding:oUpdatevarioustrackingworksheetsoOn-Boardnewpropertiesasitrelatestoutilitytransfers,roofwarrantytransfers,maintaining/findingvendors,properelectronicfilesetup Miscellaneous:oMaintainacurrentvendorandtenantdatabaseoPrepareportfoliosummary'sandotheranalysistoassistintheoverallassetmanagementoftheportfoliooCanvass markets to obtain market informationoProvide recommendations for capital expenditure repair/replacement based on work ordersoPerform regular tenant interviews to gauge store level performance; Update the Tenant Call LogoAssistinotherad-hocspecialprojectsCharacteristics:oSelf-MotivatedoResults DrivenoHighly OrganizedoEntrepreneurial NatureoAbility to advance relationshipsoExhibit charisma and a passion for retail real estateMinimum Job Requirements:o3years of commercial property management experienceoIntermediate experience with Microsoft Office ProductsoBachelor's Degree

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
